Residential, mixed-use and hospitality — from concept to turnkey delivery.

Real estate is the founding business of Reliance West Africa. We design and operate landmark urban programmes in partnership with local authorities and international operators.

Approach

Our commitment to this sector

Reliance West Africa acts as an integrated developer: we secure the land, structure the financial round, lead the design and construction management, and operate the assets after delivery. This vertical integration ensures consistency between the initial commercial promise, on-site execution and the long-term resident experience.

Our catalogue spans four complementary typologies: the hotel-residential resort (Sika Resort), the large-scale mixed-use urban programme (East Lake Park, ZAFARA Plazza), the architecturally distinctive premium residence (Ocean Eyes, West Lake Park) and the signature villa (ZENIA Villas). Each programme targets a specific use case and investor profile.

In Lomé and Ouagadougou, we are filling a structural shortage of high-end supply backed by disciplined execution. Regulated off-plan sales, transparent delivery schedules and pooled rental management align our practices with the international standards expected by the diaspora, family offices and pan-African institutional investors.

Each project is designed with international architecture firms and engineered against European and Asian technical references: seismic structure, energy efficiency, accessibility, fire safety and water management. Partnerships with the Golfe 1 Municipality and SONATUR provide a robust institutional framework for land and urban planning.

RWA real estate operates as the central node of our sector strategy: programmes integrate rooftop photovoltaic generation as a standard (energy), healthcare and education amenities (health), fibre and edge data centres (technology), as well as construction-site logistics flows (transport). The built environment becomes a showcase for the group's other expertises.
